When looking to buy a house, they have certain criteria in mind. They want to know how many bedrooms there are and how many bathrooms there are. No matter how small your bathroom is, it’s still your bathroom. And when staged correctly, it’ll be one of your best-selling points.

Here is my go-to checklist to make it as simple as possible:

Stage it to look big

Yes, it’s possible to have a small bathroom that’s fully functional without feeling cramped. The best thing about a small bathroom is that it doesn’t have to be everything to everyone. If your bathroom is everything to everyone, it’s time to start thinking about storage.

Maintaining the room to a minimum means you’ll likely need to declutter first and then rearrange, but the result can be a faster home sale. If you don’t feel comfortable doing this, remember it’s only temporary.

Even in a small bathroom, you can still find creative solutions. Make sure your medicine cabinet is spacious. If wall space permits, consider installing two matching cabinets.

It is often possible to open up the space between the studs and add recessed shelves. A skilled handyman will get the job done quickly and easily, especially if you are using a pre-assembled shelving unit.

I love the idea of having shelves on the walls of your bathroom as long as what’s on the shelves is neat and organized. A shelf above your bathroom door is a great way to add some storage space for towels or other items.

Get it sparkling clean

Since the Covid-19 pandemic, cleanliness has become more important than ever. And a clean home is especially attractive to women buyers. A clean home “feels” ready to move in and gives buyers peace of mind that the house has been well-kept.

The older your home is, the more important it is to clean. Vintage bath fixtures can be beautiful, or they can be an eyesore. It all depends on your home’s style and the buyer’s market.

Adding a fresh coat of white paint to the ceiling will make your bathroom look brand new. Make sure you have the right wattage for your bathroom light fixtures. A clean bathroom is cleaner than a dirty bathroom.

Demonstrate economy 

Not only can you install a high-performance toilet, but tankless water heaters, both gas and electric, are another must-have for cost-conscious homebuyers. You’ll be using it until your house is sold, and you’ll be disappointed if your next house doesn’t have this never-ending hot water feature.

New faucets are a great way to spruce up a bathroom that needs a makeover, and I prefer single-lever faucets because they are sleek, compact, and modern. Even if your sink has three faucet holes, you can still convert it by selecting a model with a broad base plate, or by adding an escutcheon, which may come with a new faucet.

If you do decide to install a new sink faucet, choose an aerated sink faucet. Aerated sinks allow air to mix with the water, saving water without sacrificing performance. 

Replacing a faucet can be done on your own, but you’ll need to hire a plumber if you’re going to replace the tubs or shower faucet, spouts, or showerhead. Consider these hardware upgrades like adding a piece of jewelry to your bathroom.

Keep decor to a minimum

Most bathrooms have a lot of hard surfaces. This means that when you stage your bathroom, you need to add some soft touches. Prop props should have interesting textures and be made of natural materials such as wicker, natural wood, natural fabric, and natural pottery. Please don’t use chenille toilet covers!

A plant or a few flowers (real or fake) will bring that subtle, natural touch. Look for decorative pieces that won’t take up too much room on the floor. Wallpaper is all the rage right now and the results are amazing. But I would never recommend wallpaper in a home that is staged because everyone has their own style.

Instead, wall art can be a great way to add a bit of personality to a dull bathroom. Instead of picking out some cheap framed prints, sketches, or pictures, why not hang up a statement piece such as a framed poster?

Create an experience

If your entire house is heavily perfumed, buyers will think you’re trying to hide something. But bathrooms are a natural place to store perfumes and grooming products. There are many ways to make your bathroom smell good.

Reed diffusers with essential oils are easy to use. They don’t take up much space and don’t draw attention to themselves. 

Some of the most popular reed diffusers are those with citrus scents, lemon scents, lemongrasses scents, sandalwood scents, and lavender scents that allude to cleanliness. Alternatively, you can decorate the room with unpackaged, fragrant bath soaps and bath bombs to make the room smell fresh.

Simplify the details

You don’t have to be a purist to have a clean bathroom. Consider how you can rearrange what’s needed so there’s less visual “noise”. Think big. Group essential items onto a single tray, box, or basket. Personal items should be stored in transparent containers, not ones where the individual items are visible.

Use a light, neutral color palette that complements your existing fixtures. Don’t use dark colors, clash colors, or use too many colors. Items such as bath mats, toilet brushes, and wastebaskets should be kept out of sight. Do not display toilet rolls or excess hair products. Dispose of squatty potty and medical equipment.

Don’t keep all your towels in one color. Get a new one. It’s not uncommon for a staged home to book one set of clean, soft towels for a show. Depending on your budget, the value of your property, and how often you have a show.

Small bathrooms can be a challenge to stage, but small changes can make a big impact, and I’m sure you can handle it! It’s often the little things that make one home more desirable than another.
